How to fix rain coming through the bricks in the garage?

Hi there,

I would like some advice on how to fix the problem in the garage?

our house is quite new, built in 2019. Since we moved in 2021, we noticed that the bricks in the garage get wet when it rains in winter.

The brick wall where it is wet is single layer brick.

It starts getting wet from where I circled and will travel to the larger area (please see attached)

the ceiling is completely dry and it is only on the bricks.

Is there any product we can use on the internal bricks as we are not able to access the outdoor bricks due to no space to access between the neighbor wall and our garage.

Welcome to the Bunnings Workshop community. It's wonderful to have you join us, and thank you for sharing your question about your leak in the garage wall.

I suspect that somewhere along your roof line is a leak that is bridging itself towards your brick wall. It's possible that this leak is located directly over your brick wall. Unfortunately, the only way to seal your brick properly is to cover it from both the top and back side both which are covered by your ceiling and your neighbour's wall.

However, the good news is that this type of leak can easily be repaired by a builder or roofing specialist. By showing them the leak in your brick wall the trades person will be able to make an educated guess as to where the leak is starting from, and they will put in a patch on your roof to prevent water from flowing into that area. Something similar has happened in my home and that's how they fixed it.

Since the property is quite new, I suggest having a look if the builder's warranty is still in effect. Perhaps you're still covered for damages, and you can speak to your realtor on who to contact about repairs.

Hi Jason,

thank you for your advice regarding contacting the builder.

I have contacted them when we first noticed last year but they blamed it is because the solar panels are installed above so it caused the leak and they take no responsibility. ：（

Hi Eric,

thank you for your advice.
Sorry I wasn’t clear regarding the wall between our garage and neighbors.

there is a small gap between us, but is very narrow, only can fit an arm distance.
we are getting our roof re roofing soon due to another problem ( never thought the new house like this need this!)

builder doesn’t respond and blame the solar panels. 🙁

hopefully the roof specialist would be able to sort it out for us, like you said, a easy to fix!

I feel for you @yvonnechen, that's very frustrating. I can't imagine the solar panels caused the issue but it is always very difficult to trace the source of leaks.
