How to fix gutter leak?

Hi all. Any hints as to why my gutter is leaking from underneath? 

Also on the other side of the house there is a leak into the garage. Is it likely caused by the same issue as seen in the first picture? As my house is hard up against the property line I am unable to inspect the issue from the outside. All gutters have also been cleaned recently but it hasn't helped.

Diagnosing a gutter leak can be tricky, especially when you don’t have easy access from the outside. Since you’ve already had the gutters cleaned, we can likely rule out blockages as the cause. One thing to consider is whether the leaks happen in all rain or only during extremely heavy rain. If it happens every time it rains, that usually points to a leak in a gutter joint or seam somewhere, where water is escaping directly. If it only occurs in heavy rain, it’s more likely an overflow issue, where the gutter can’t cope with the volume of water and it spills out the back.

To track down the leak, you would need to follow those drips back to the point where the gutter is no longer wet. Somewhere between that point and the end of the gutter is where water is escaping. Because this can be difficult to pinpoint and you don’t have good access, the safest approach is to bring in a roof or drainage specialist to inspect the gutter and provide a report on where improvements or repairs are needed. Since water is entering your garage and there’s already some timber decay in the area, it’s wise to have this addressed relatively soon to prevent further damage to the structure and bricks.
