How to seal brick walls that already have moisture?

Hi All, I want to seal brick wall of garage as it is showing sign of green and black spots. Sealer says wall needs to be dry and test should be done with moisture meter. My walls are showing 15%. Is is good to seal or should i wait till summer for moisture content to go further low ?

Welcome to the Bunnings Workshop community @nimit1785. It's wonderful to have you join us, and many thanks for your question about sealing a brick wall.

That would depend on the sealer you are using and whether 15% is within their application parameters. If the instructions advise using a moisture meter, do they not also stipulate the acceptable moisture percentage?

If this is one of our products, I'd be more than happy to contact the manufacturer to verify any acceptable moisture percentage after the weekend.

@MitchellMc @Thank you for info. Product I am using is Crommline brick sealer. Instruction doesn’t stipulate actual percentage. It only says check with moisture meter and dry surface.

Thanks for the additional information, @nimit1785.

I presume you are using the Crommelin moisture meter? If so, there's a moisture content guide on the back of the unit. Concrete or brick surfaces should only be coated when their moisture level is in the low range of 0 - 5.9%. You're in the High range, and there is too much moisture content to apply the brick sealer.

I'd recommend you wait for the moisture content to lower further.
