How to fix concrete spalling on bathroom floor?

We have factory which is pretty old and the concrete floor not great in places. Mostly in the bathroom. It was painted over when purchased 30 years ago. Paint is now faking and areas of floor breaking down on surface level. Question is can we repair by using a concrete filler and repainting floor. (Using either paint or another product).

guessing to get an ok finish we still need to sand old paint off?

Thank you for your question about repairing concrete floors in your factory.

If you are looking to repaint the flooring, you'll need to assess how well the old paint is adhered to the concrete. If it is poorly adhered, painting over it is not ideal as it will stick to the existing poorly adhered paint. If this is the case, then you will need to grind all the paint off and start again. If the paint is fairly well adhered, except for the areas with spalling, you can carry out spot repairs.

For spot repairs, you'll have to start by grinding back the paint around the spalling to give yourself a good starting point for the repair. Due to the risks involved with grinding concrete, I would suggest contacting a concrete grinding company for their assistance with this part of the project.

Once the concrete has been ground back to remove the failing paint and give a stable concrete surface for the repair, use this Sika High Strength Epoxy Repair Adhesive Concrete Fix Kit to fill the holes and give a smooth, even surface.

You can then use the Dulux Concrete and Paving Paints, ensuring you use the Sealed Surface Primer over the existing paint and Bare Concrete Primer over the patched areas. You can then have your paint tinted to a wide variety of colours to suit your chosen aesthetic.
