How to build a verandah using aluminium rafters and polycarbonate sheeting?

like to attach Varanda to east side of house in Perth 14000 cm x3000 cm

attached to metal fascia under gutter to boundary wall

1 do I install extended fascia bracket to every rafter?

2. What make of Varanda kit. Will allow me to install roof direct onto

the aluminium rafters (no purlins )

3 installed on eastern side of house - suggestion “ solar control grey “ for light and heat balance ?

4 approval drawing to council ? Can I do it myself .?

Some ideas and warning will be appreciated

Welcome to the Bunnings Workshop community, it is fantastic to have you with us.

A roof structure of that size is almost certainly going to require engineered plans for submission to your local council for approval. Carport, pergola, and verandah kit manufacturers should provide these details with their products.

The engineering plans will include details on how they are attached to an existing roof structure. In almost all cases, you would have to install an extended fascia bracket to every rafter when attaching to a metal fascia. This is essential because fascias aren’t structural.

Your best bet will be to get in touch with a manufacturer such as Lysaght - Patios, Pergolas & Verandahs to have a chat about the options. I imagine they will have a solution that will work for you, but I'd be surprised if it wasn't custom in some way.

If heat is a concern, look at insulated roofing panels. They will help to keep things cool during summer and warm during winter.

You can submit drawings to the council, but a draftsperson or engineer will need to draw them for you. This is something you should discuss with the manufacturer of the verandah.

That will be a fair sized awning you want to build. My thoughts head straight towards a company that manufactures patio roofing. I just had a quick squiz online and theer are several in the Perth area. I searched for "metal awnings Perth"

I am generally not keen on attaching awnings/patios to existing roofs, it adds stress to something taht was built to a certain specification. I prefer freestanding structures.

1A - The quotes that I would gather will cover this for sure, it sounds liek the quote includes installation and making sure the building rules are followed.

2A - As above, the companies you get quotes from (id suggest min 2 or at least 3 quotes) will tell you how they intend to fix/attach/not attach the patio roof.

3A - Ive seen the slats on patio roofs that you can tilt, this might be something to enquire with the quote.

4 approval drawing to council ? Can I do it myself .?

4A - For the size you are after I would head towrds a company that builds the patio roofing, it would be wisest as they will know what loadings and spans that may be used for the support of the structure.

Some ideas and warning will be appreciated

- The horizontal slats that can be opened for coolomh when shade isnt needed.

- Drainage, where your stormwater sevices are and how you want to manage the runoff fromn the structure.

- Concret slab or paving?

- Pathways commonly used in your yard where you want the roofing, We are humans and usually take the most direct route across the yard, keep it in mind when thinking of support posts.

- Lighting, maybe down teh tarck you may want lighting, the cooling slast will make it harder to install lighting.

Cant think of anything else atm but will keep it in mind.
