How to repair roof flashing?

Hi everyone,

I have this strip of flashing where our laundry attaches to the house.

I have not seen any leaks from this area but the flashing is detached from the wall in places. I looks like the builder did use some type of sealant to attach it to the wall and also nails. Please see pics.

I wanted to do some maintenance on this but nothing to drastic as it is not leaking in the laundry and I don’t want to create problems.

I would be grateful for any maintenance suggestions.

Hi @ChrisA,

While the flashing tape looks to be in good condition, it is always wise to keep on top of maintenance.

My suggestion is to simply give the wall where the top edge of the flashing attaches a brush down to remove any dirt or dust, then apply a bead of Sikaflex 11FC Purform under the lip of the flashing tape, then press it onto the wall.

This will help to adhere the raised lip as well as create a nice seal on that top edge.

If there are any spots on the bottom of the flashing that look like they are raising or have small gaps, you could do the exact same thing.

Hi Jacob,

thanks for the information…however it’s not tape …it seems like thin aluminum which was nailed on and with some sealant…would this sika still be the right product?

Hi @ChrisA,

I suspected, because of the flexibility it was something like this CAgroup 200mm x 10m Weatherproof Byute Flash Flashing Tape, that the builder reinforced with some screws, wall anchors and sealant.

Regardless, the Sikaflex would be what I'd suggest. It will work regardless of what the flashing is made of.

Hi Jacob ,

I’m just getting to this repair now …as advised I’m going to use Sikaflex FC but if you look closely at the pics they have also tried to secure the flashing to the brick with some screws and nails which have fallen out…any ideas what best to use to secure the flashing to the brick after I use the FC?

I'd go into the mortar with these Ramset 10g x 45mm Black Ankascrews, @ChrisA. A bit overkill, but they are probably the easiest masonry screw to install.

Hi @ChrisA,

Yes, you should predrill. Make sure to use a masonry bit that is roughly the same size as the core of the screw but smaller than the thread to ensure it bites.
