Have you got any ideas why the leaves on this side might be turning brown?
Does water pool against the concrete?
I think the best course of action is to remove the dead leaves, tidy up around the base of the plant by removing any leaves or debris and then apply a generalised slow-release fertiliser such as this Scotts Osmocote All Purpose Controlled Release Fertiliser.
I wouldn't say it looks particularly unhealthy, but a bit of care would certainly help.
