How to fix leaking tap if can't turn off mains?

I have a leaking tap in my laundry and I can't seem to turn the main off.

The green tap only moves a tiny bit back and forth. I've doused it in WD40 and I'll give it another go.

The normal tap (its pretty buried) turns but it eventually just floods the entire area if it's constantly turned. I assume the washer is gone in it. Would anyone know what to do? I just want to avoid a costly plumper intervention.

Also, would anyone know where body corp would step in and when it's my responsibility?

Hi @JonnyH,

Unfortunately, any issues with your water meter will require the assistance of a plumber. No one who is unlicensed can undertake work on a water meter, regardless of how small.

In most cases, the water utility company or local council owns the water meter, so I would be contacting your utility company first to see if they can come out to fix it.

If this doesn't prove useful, responsibility in terms of Body Corporate is relative to your particular scheme. The best person to speak with would be your Body Corporate manager, as they will have access to the scheme's plans.

It sounds like you are alright with replacing the washer in your laundry tap once you can isolate it. Have you checked under the sink to see if there is a separate isolation tap there for the sink? If so, here's a helpful guide: How to replace a tap washer.

As @JacobZ mentioned, it's best to get onto your water supply company so they can fix the isolation valve at the front of the property. It's important that this functions as if you have a major leak in the property, you must be able to stop the flow of water in an emergency.
