How to check for water ingress and fix water damaged ceiling?

Hi everyone,

We have noticed a mark/stain on the ceiling of our bedroom and are wondering if it is likely caused by water ingress. This bedroom is adjacent to a balcony, and we have previously had issues with a leaking soft pit, which is scheduled to be fixed by the builder.

Once the external issue is repaired, what would be the best way to fix the ceiling internally? Should we expect to just repaint, or will the damaged section need to be cut out and replastered?

Any advice would be appreciated. Thanks!

From the images, it’s a bit hard to judge the full extent of any internal water damage as the image is quite blurry, but the first step is to check the plasterboard around the stain. Press gently on the ceiling near the mark. If it feels hard and dry, then once the external leak from the balcony is repaired, you should be able to simply repaint that area. To be safe, use a stain-blocking undercoat such as Zinsser Bin before applying your ceiling paint, which will prevent any lingering water marks from showing through.

If, however, the plasterboard feels soft, damp, or crumbly, that section will need to be cut out and replaced before painting. The key is making sure the board is fully dry and structurally sound. Once you’ve confirmed that, the repair is straightforward: patch any minor imperfections, prime with a stain blocker, and repaint to restore the ceiling.
