Congratulations on your first lawn and the new home. That is such an exciting stage, and it is great that you are paying attention to it early. From your photos, the lawn looks very much like couch grass, most likely a common or hybrid couch that is often used by builders because it establishes quickly and gives that neat display look for sale campaigns. The fine leaf blades and dense growth habit point strongly in that direction rather than buffalo or kikuyu.

The brown areas you are seeing are very typical of newly laid turf that has not yet fully established deep roots. Given you saw the turf lines back in December and it was laid for presentation, it was probably watered well at first, then maintenance may have eased off. The patchy browning is most likely a combination of inconsistent watering and heat stress rather than disease. The fact that the soil is soft and you can push a screwdriver in easily is actually a good sign. It means the soil is not heavily compacted, which will help recovery.

With couch grass, the key is consistent deep watering rather than light surface watering. A 30-minute sprinkler run can be enough, but it depends on the sprinkler type and water pressure. What you are aiming for is a deep soak that wets the soil to around 100 to 150 mm deep. An easy way to test is to water, then push that screwdriver in again. If it slides in easily to that depth, you have watered enough. In warmer months, couch generally needs watering two to three times per week depending on rainfall and soil type. In cooler months, once a week or even less can be enough.

In terms of feeding, couch responds beautifully to regular fertilising during its active growing season, which is late spring through summer. A great option currently available at the store is Scotts Lawn Builder Lawn Food for All Lawns. It is widely stocked and suitable for couch. Another excellent choice if you want something a little more premium is Scotts Lawn Builder Extreme Green Slow Release Lawn Fertiliser, which gives a steady feed over time. Apply fertiliser when the lawn is actively growing and always water it in well straight after application. During peak growth you can feed every eight to ten weeks. In cooler months, ease off feeding as growth slows.

Because you want that short, golf green style finish, mowing strategy is very important. Couch loves being cut low, which suits your cylinder mower perfectly. However, do not scalp it hard while it is stressed and brown. I would suggest this order for recovery. First, establish a consistent watering routine for two to three weeks. Second, once you see fresh green growth starting to push through, apply fertiliser. Third, begin mowing regularly but lightly, taking only a small amount off each time. Never remove more than one third of the leaf blade in a single mow. Frequent mowing actually encourages couch to thicken and spread.

If there is a lot of dead brown leaf sitting on top, you can give it a light rake to remove thatch before you start your recovery program. That will help water and nutrients reach the soil more effectively. Just be gentle so you do not rip up the runners.

So, in simple order, I would water deeply and consistently first, lightly rake if needed, then fertilise once you see active growth, then mow regularly and low with your cylinder mower as it greens up. With couch, the greener it is and the more you feed and mow it in the growing season, the better that golf course look will become. With steady care over the next month or two, you should see improvement.

Hi Again

Reaching out with a progress update and new questions/theories about what might be happening.

I followed all the instructions above. regular water (once every 3 days), light rake, saw new growth, gave it fertiliser and gave it its first few mows. Things went down hill from there.

On the first mow I collected the cuttings in the basket and discarded however since the grass doesn't grow very fast on the second two mows a let the cuttings drop - I think this might have been a big mistake. I'm wondering if the cuttings have been choking the grass and preventing new growth? I have tried to rake up the dead grass but there is just so much of it under there - feels like it just keeps coming and coming no matter how much I rake - I think I'm actually raking dead turf under new growth as well.

I have also gone all over the grass with a pitch fork to try and give some aeration.

These photos are about a week old, since then some of the greener patches have become slightly greener but there are a few patches that are super thin and look almost dead now.

I have been told this grass is a grass that might go brown and dormant in winter - is that what's going on? seems too early no?

As I look around at other peoples flourishing grass at the moment it seems mine should be responding.

Given the time of the year what should I do?

Should I seed the dying thin sections - if so how?

Should I give it more fertiliser?

Should I water more?

Please help haha

First up, I just want to say your lawn has actually made an exceptional recovery in a really short time.

Looking back at your original photos, I’ll be honest that my read of it at the time would have been that the lawn had largely failed to establish, not just in the process of establishing. Those big brown sections looked very close to dead, not just stressed. It’s also not typical for freshly laid turf to brown off like that during establishment. It almost looked like it may have been hit with something (like an unsuitable herbicide) before you moved in. That’s why it’s genuinely a great result that you’ve managed to bring as much of it back as you have.

What you’re seeing currently is pretty normal given where it started:

Some areas have recovered well
Some patches have completely died off
The lawn is patchy and thin, not lush (yet)

But this is still a massive improvement from where it was.

With a cylinder mower, clippings are usually fine to leave on the lawn and generally won’t cause any issues. What you’re more likely dealing with is a buildup of old dead material (thatch) left over from when the lawn previously browned off. That’s why it feels like it just keeps coming up every time you rake, as you’re pulling out layers of that accumulated dead grass rather than just recent clippings.

Also, keep in mind that each blade of grass naturally has a green tip and a brown base, so it’s completely normal to see some brown mixed through your lawn and not something to be overly concerned about.

On the dormancy question, it might be going dormant, and that’s partly relevant. Warm-season grasses like couch naturally slow right down as temperatures drop heading into the cooler months, and they don’t actively repair or spread much during this time. So while dormancy likely wasn’t the original cause of the browning, it is now limiting recovery, and you probably won’t see it really take off again until spring.

In terms of what to do now, you’re honestly doing most things right already. It’s best to keep your current routine, continuing to water every few days while adjusting for rainfall, but avoiding overwatering as temperatures drop. Ease off any aggressive raking. Lightly tidying the surface is fine, but going too hard can pull out new runners and set things back. You can continue fertilising lightly, and adding a liquid feed like PowerFeed is fine, just don’t expect dramatic results until the weather warms up again. Keep mowing regularly but lightly as well, as this encourages lateral growth in the areas that are still healthy.

For the patches where there is no green at all, those sections have died off and won’t recover. You can either patch them with new turf for the best match or try seeding, though that will be slower and harder to blend in.

Looking at the big picture, the lawn is recovering, but it’s now entering a slower growth period, so it likely won’t fully thicken up until spring. The key thing is you’ve kept it alive. If things were going wrong, it would have continued declining. Instead, you’ve got regrowth and improving colour, which means you’re on the right track.

Stick with what you’re doing, manage expectations over the cooler months, and you should see a really strong turnaround when the weather warms back up.

Also, the lawn is fairly bumpy. I have seen people adding sand to level it out, what is the recommend process and time to do this?

From the photo, the couch lawn is thin and stressed but still has some live runners, which is good because couch fills in very well once conditions are right. For couch, the ideal time to seed or encourage spread is mid-spring through early summer, roughly October to December, when soil temperatures are warm and growth is active. Start by mowing the lawn fairly low to open it up, then rake firmly to remove the dead thatch and expose some soil. Lightly loosen the top few millimetres with a rake or fork, spread couch seed over the thin areas, and then apply a very light topdress of sandy lawn mix just enough to cover the seed. Keep the surface consistently moist with light watering two to three times per day until germination, then gradually reduce frequency and water deeper. Once the new couch seedlings are established, a light slow-release fertiliser will help it spread and thicken quickly, and because couch sends runners, the surrounding healthy areas will also creep into the bare patches.

For the bumpiness, sand leveling is the correct method for couch and it should also be done during active growth in spring to early summer. Mow the lawn short first, then spread washed turf sand or a sandy lawn top dress across the surface. Drop small piles and use a leveling rake or the back of a rake to drag it across, focusing on filling the low spots rather than burying the grass. Keep each application thin, ideally no more than about 10–15 mm, so the couch can grow through easily. Water it in after spreading and allow the grass to push up through the sand. If the lawn is quite uneven, it’s better to do two or three light applications spaced a few weeks apart rather than one heavy layer. Couch responds very well to this approach and will quickly knit together, giving you a smoother, more even lawn over time

Because this is couch, doing major seeding or heavy sand leveling now would unfortunately give very limited results. Couch is a warm-season grass and once temperatures drop it slows right down, meaning seed germination is poor and runners won’t spread much. You can still do the work, but the seed will likely sit there doing very little until spring, and heavy topdressing now can actually leave the lawn looking worse because the grass isn’t growing fast enough to push through the sand. So, it’s not completely pointless, but it’s definitely inefficient and slower than waiting for warm weather.

If your goal is to get it greener as soon as possible, the best thing to do now is focus on encouraging the existing couch to recover rather than seeding. Raise the mowing height slightly, keep your water schedule, and apply a light fertiliser suited to the current season so the remaining grass thickens up. You can also rake out the dead material now to let more light and air in, which helps the existing runners. This won’t fully fix the bare patches, but it will improve colour and density while you wait for spring. Then once consistent warm weather arrives, that’s the time to overseed the thin areas and do your sand leveling in stages for the best and fastest recovery.
