Great questions. It’s honestly something most people don’t think about until there’s a leak or a blocked downpipe, so you’re already ahead of the game just by asking.

For general maintenance, most homes benefit from a professional roof and gutter inspection about once a year. If you’re in a leafy area, near the coast, or somewhere that gets heavy storms or hail, every six months is even better. It’s also smart to book an inspection after a major weather event. A quick annual check can pick up cracked tiles, loose ridge capping, rust spots, lifting flashing, blocked valleys, or early gutter sagging before they turn into expensive repairs.

When it comes to gutter guards, they can be helpful but they’re not a set and forget solution. The biggest advantage is that they reduce the amount of leaves and larger debris entering the gutter, which can lower the frequency of major blockages. They can also make maintenance safer because you’re not scooping out handfuls of wet leaf sludge as often. In bushfire prone areas, metal ember proof guards can also provide added protection.

The downsides are that fine debris like small leaves, seed pods, and dirt can still build up on top of the guards and sometimes underneath them. On tile roofs especially, moss can retain moisture and contribute to deterioration over time. Metal roofs can accumulate debris in valleys that traps moisture and leads to corrosion. High pressure washing can damage tiles, strip protective coatings from metal, and void warranties if done incorrectly.

In simple terms, think of it as preventative health care for your house. A yearly inspection, more often in harsher environments, and sensible cleaning when required can extend the life of your roof significantly and prevent those stressful surprise leaks.
