Hey all, I've just moved into a new house and had our first rain. It wasn't particularly heavy, but I noticed this wet patch in the garage. We're getting an epoxy floor soon, so need to get this resolved first.
It got a little bigger hours after the photo. There is some bubbling on the wall in the paint, but it was dry during this rain event. The bubbling section is 120cm from the garage door (left, not pictured), which lines up with an outdoor step in the next photo.
None of the other walls have any seepage like this. I'm guessing the water is coming in from the the outside where the concrete floor meets the brick/rendered wall.
Some closer pictures of the exterior corner join:
Looks like there may have been old caulking, and definitely some gaps. It was dry around the garage door, so the water isn't just running around the side and under the garage door.
What's the move here? I was thinking of filling the exterior corner with Sikaflex Pro+ Polyurethane Sealant, then when dry spraying the area with a hose and seeing if it still happens. But wanted to check if there's anything important I'm missing before getting that in.
I'm guessing the exterior floor concrete isn't porous, and the render/paint outside should stop water, so this join is the only ingress point I can think of? Anywhere else to look out for or check?
Thanks!
