Hi Bunnings community, I have noticed a minor leak from my backyard patio roof. Based on the photos, I think it is coming from the "join" between the gray and cream coloured sheeting.
What do you think is the source of the leak? It looks like there might be a waterproofing membrane material previously applied. Should I paint a fresh waterproofing membrane directly over the existing?

Your third photo shows that there appears to be a type of sealer applied between the gap of the roof. I'm not sure what was applied but if you were to replace it, I would suggest removing as much of the old sealer as possible and leaving the surface clean and free of debris. Before you apply a new sealer such as https://www.bunnings.com.au/selleys-290ml-grey-storm-sealant_p0130874 , make sure that the surface is clean and free of dust. This would technically be a short-term repair option.
This type of repair is only a temporary measure. Given the way the sealer is deteriorating, the more reliable solution would be to have a roofing professional assess and modify the cover over the join. A qualified roofer can install a purpose-built flashing so water flows to either side of the roof and not in between the joint even during heavy rain. This not only provides a longer-lasting fix but also ensures the work is compliant, warrantied, and better aligned with insurance requirements.
In the interest of health and safety, please take all necessary safety precautions when working at height. This includes using a safety harness and the use of scaffolding if necessary.

Once you've removed the old sealant and replaced it, I would suggest cleaning up the whole roof area and removing loose debris from the surfaces with mild soapy water and a https://www.bunnings.com.au/mr-clean-handheld-iron-scrub-brush_p0218016 . A few squirts of dishwashing detergent in warm water will do. When dry, it would then be a good idea to install https://www.bunnings.com.au/fix-it-fast-repair-tape-150mm-x-5m-aluminium-waterproof-flashing-tape_p0592332 from the grey roof right across the gap onto the cream roofing. This will provide a second layer of protection and help prevent water from penetrating the gap.

After removing the existing sealant, could I use Crommelin exterior waterproofing membrane as a new seal?
It is possible to use the https://www.bunnings.com.au/crommelin-1l-exterior-grade-brushable-waterproofer-1l_p0961573 . I recommend putting on a thick coat where the roof's meet to make sure there is a positive seal. Using the Selley's Storm of course can produce a thick bead if the nozzle is cut appropriately.
