How to assess potential roof leak?

Hello everyone,

The house was completed about 4 years ago, and i have lived inside for 4 years. I haven't seen any issues or mould. the only thing is when it rains, i can hear a dripping noise inside the wall in the room underneath this area of the roof.

I emailed the builder with these photos and they said it looks ok. is there anything i should do?

Absolutely you can get a free quote from any plumber which they could advise on a permeant solution to take to the builder. But it's important to get some form of temporary one to stop the water ingress asap.

Thank you very much for your reply and advice. Could i get a quote for the repair, and would this be a permanent solution?

I would also try to get an inspection report and ask the builder to fix it. not sure which way works best.

Regarding the poor design as long as the house is waterproof I doubt the builder would do anything about it?

Firstly, I agree with @EricL that you need to get the builder to rectify if under warranty as there are a couple of very obvious issues. It looks like a poorly designed corner of the roof in the first place thats either been repaired or was a mess to start with. If the builder thinks there is nothing wrong with an exposed open roof of that size, then thats a major concern as well.

All that aside, the highest priority is to make the home waterproof again so, if you can't get the builder onside in the short term I would get a plumber in to make up some suitable flashing to cover the gap and sort the guttering extensions.

You could also prior to that get an inspection report from a leak detection service to write you yup a detailed report that you can show the builder, building insurance company or if need be to take the matter further.
