Damaged ceiling to fix

Hi guys,

My ceiling of front door was broken due to leaking of rain on the roof. It drops some materials as below. Not sure how to fix this though.

For the roof, my one is metal, I'm not sure whether I need to apply some seal onto the thin gap between those metal parts.

You definatly need to fix the roof leak first, else any repairs will fail after the next storm (and you will also get stained paintwork eventually) I had a leaky tile roof at my house, I went up into the roof cavity and looked for stains on the gyprock, found some, stuck some towels and a bucket around the area and waited for the next rains to work out exactly where my leak was. With a metal roof it might be worth checking all your tek screws holding the roof down are still snug against the tin roof and that they also still have their rubber washer on them (which helps seal the tek screw against the tin roof) and check for rust issues (I had a couple sheets on my shed rusted through in small spots caused leaks also)

Once your sure the leaks found and fixed you can start looking at getting some gyprock bog, gyprock tape, sanding blocks etc to effect repairs (I did all my gyprock repairs myself, as long as your really careful about getting everything nice and sanded perfectly flat before painting it all comes up sweet)

Another thing to check - press upwards on those damaged sheets around the damaged area, if you feel the whole sheet move up maybe 1cm or so - it means the cardboard has come away from your gyprock sheet backing - and the sheets just hanging there no longer glued (the cardboard backing will still be glued to the joists but maybe have seperated from the gyprock sheet) if thats happened you will need to resecure that sheet (glue and screw) you will generally find you cant get the glue between the joist and the sheet.....simply get a block of wood, put glue on that block of wood on 2sides and place it against a joist and the dropped area, screw it to the joist and to the gyprock to hold it inplace where its supposed to be - also check for damaged cornice if it has dropped (usually just need touchups with some bog)

PS - If you find a proper leak on your tin roof while climbing around inside your cieling (you see sunlight) get a plastic straw or somthing and poke it through the hole so you can see the straw when u get ontop of the roof. Its suprising how easy it is to spot a problem area from inside the roof - and how hard it is to find that spot again when your standing on your roof outside lol) if you cant poke somthing through the problem area - take a tape measure up into the cieling with you - take a measurement from the peak of your roof to the problem area, and from one side of the house to the problem area - helps narrow down the area that needs attention once your ontop of your roof

@Prawns has provided excellent advice above. There's little point in addressing issues inside the house if the cause of the problem hasn't yet been tackled. You might like to engage the services of a plumber or a roofing specialist if you are unable to locate and/or fix the cause.

Once you do, replacing the damaged plasterboard and repainting should be relatively easy - we'll be more than happy to help.

@Prawns Thanks so much buddy! Really appreciate your advice! I will go up and see how the roof looks like when the weather turns out good...hopefully this Thursday.

My broke ceiling is actually the roof covers the front door. So I don't think I can go into the roof. But will go onto it and check when the sunshine is back.

Hi @Tomli,

Have you had any luck locating the source of the water? The only thing I can add to @Prawns excellent advice is that on such a new build you might not be looking for a rusty hole but more-so an area where the flashing is not adequate. If you first noticed the damage a month after a heavy downpour, you might find the water has got inside the roof past the flashing. This can happen when heavy rain is accompanied by strong winds that blow water up under the flashing and down into the roof. This type of issue can be hard to locate and employing the services of a professional can assist.

The leaking happened one or two hours after The heavy downpour. And it happened again due last night crazy heavy rain. I climbed up and find the suspected leaking area.

I might try to fix myself first. If not I go fond some roof expert.
