How to seal flaking lead paint?

Hello I am not sure but I think that my ceiling may contain lead paint. It is flaking and I want to know is I can just seal it by using a zinseer odourless primer

I do not want to disturb it.

the flaking is mostly around the edges but it is present throughout the ceiling

What would you recommend?

My apologies for the late reply. The paint peeling looks like it is in its early stages. Lead paint is toxic, and when scraped off creates lead dust which is even more dangerous as it goes on everything you wear and contaminates the air that you breath.

If you plan on attempting to seal it, I suggest having a look at Zinsser 0.95L Peel Stop Clear Binding Primer. It binds cracking, chalking and peeling paint. It also glues down cracks and gaps under edges of old paint in minutes and is water based.

I suggest having a look at this discussion - How to remove lead paint? by @bq308. If you decide to remove the lead paint, I recommend letting the professionals remove the paint for you. They will have the specialized equipment and training to safely remove and dispose of the lead paint.

How many coats of Perl Stop do I need to apply and what can I then use to paint over this ? Also is one can enough to do the entire ceiling and is it best applied with a brush or roller?

I suggest starting with one coat and observing the surface of the ceiling. If it looks like there are still loose bits a second coat will be necessary. One can will approximately cover 8 square meters. Peel stop can be applied with either brush or roller, but using a roller will be much faster than a paint brush.

Once the primer has cured you can use any type of ceiling paint as it is compatible with both oil and water-based paints.

Please remember to wear personal protection such as disposable overalls, gloves, goggles and a paint mask.

Someone with experience has recommended to me to first use

Dulux precision maximum adhesion and then for any more peeling paint remaining use zinsser peel stop.

what do you think of that approach?

The Dulux precision is aimed more for difficult to paint surfaces especially if it is shinny or glossy. It may have similar characteristics as the Zinsser Peel Stop but it is not the same. I don't recommend using the Dulux Precision on the flaking pant. However, I believe preparation of the paint surface is critical especially when peeling and cracking are present.

I have sat and looked at flaky paint and tried to figure ways around having to remove it back to a solid surface... Even though I know the answer I keep on seeking a way around the issue.

If paint is flaky I dont see a way or a product that will stop it flaking. Its lifting the original bonded surface so if part of it is flaky then the rest is sure to follow.

I do like @Nailbag's suggestion as I have had a mate work in the paint department of an outside paint company and their expert team knew everything about their paint products and what could be done with them.
