Is it possible to remove the rust from the roof and treat it with something that will last 4-5 years, or does it need to be replaced immediately? What treatment would you recommend?

Unless there a pin holes in the sheeting allowing water through it likely doesn't need to be replaced immediately. I would suggest treating the rust with a rust converter and then priming the whole roof with Dy-Mark 1L MetalPro Zinc Gal Primer and painting with Dy-Mark 1L MetalPro Silver Zinc Metal Paint.
This should hopefully keep the rust at bay by converting and adding a protective layer of paint over the roof.
