How to stop external wall getting damp after rain?

External wall damp.png

Hi Bunnings team,

I have been having this issue with the external wall getting damp after rainfall. As it can be seen on the picture, the wall is damp left of the down pipe. What's the best way to resolve this issue?  Thanks.

Re: External wall damp left of the down pipe after rain

Hi @sum1989,

The first step would be locating the source of the leak. Looking at your image, the logical place to start looking is the end of that gutter.

If there is a safe way to do so, could you jump up and have a look and snap some photos inside the gutter?

If you bring a cup or bucket of water with you and dump it in the gutter, can you see a seam or hole that the water is draining through?

If so, then it should be as simple as applying a bead of gutter silicone to the gap to prevent water from leaking through.

If the issue is more complex, I'd have to see what it is to recommend a solution.

Let me know how you go.

Hi Jacob,

I got a video of the drain from top. Like you suggested I got a cup of water and put in it there but could not be exactly sure where the leak was from. I have taken a video from top. Hope it helps to zero in on the issue.

Thanks.

Re: External wall damp left of the down pipe after rain

Hi @sum1989,

There's a decent chance that the issue is because of water running down from the top, clinging to the brick wall and finding its way into the gap at the end of the gutter.

I'd suggest sealing up this gap at the end of the gutter with some Black Sikaflex 11FC Purform.

Blocking this gap should make the water find its way into the gutter. It may help to bend down the lip on the end cap a little bit to ensure it flows into the gutter.

Let me know what you think.

Jacob
