Bath tub or not?

My bathroom currently has an old spa that I want to get rid off. Thoughts on whether or not to replace with a small bath or not? It's a pretty small bathroom and would like to make shower much bigger. If i do that, adding a bath will be very tight. I'm thinking of when the time comes to sell my house if having a bath will make much of a difference or not to value of house.

Changing the layout of the bathroom could be a lot of work.

Things such as redoing the floor tiles, wall tiles. Waterproofing of the room plus shifting waste holes as well as potentially tap work. All doable 🙂 but something to consider in replacing the corner spa. I have a half bath I "dislike with a vengence" and up against the same issue. Do I bite the bullet and pretty much redo the room as the tiles may not be under the existing bath (most probarly and from what I can see they are not) It would impact the vanity and the power point.

Maybe draw up a few different layouts and then think of what will be needed to fix the area? And just zoomed in on that first step. Can you see if the floor is tiled underneath the spa? If it is then it could change what may be done. If not then its back to how high up your list a bathtub is 🙂

Changing the spa into a bath will give you more room to install a larger vanity. Having a bath is ideal for those buyers with very young children, and those individuals who like to take baths. Personally, I would suggest installing a bath just to cover the bases when the time comes to sell the house. The more options your house has the more attractive it is to the buyers.

However, removing the bath gives you the opportunity to install a larger walk-in shower and a vanity that will use all the available space. If the opportunity presents itself, you could even add an extra toilet which will definitely increase the options in your house.
