How to seal external garage wall?

Hi,

 

We have these couple of areas at the front of the house next to the perimeter path. One is the fence post and the other a cable guard (?). 

 

This wall is on the outside of the garage and, I noticed after clearing up, that there are a couple of small damp patches on the garage floor that line up exactly with these areas outside. Our slab edge was waterproofed (another issue to fix!) before concrete pour but these external fittings were already in place, so it's bare slab edge between them and the house.

 

The patches on the floor are drying quickly, but I'd like to get the outside closed off before next Winter. Can I seal around both of these to stop water getting in? If so, what could I use?

Hi Harry (@haitchb), 

 

Yes, you can seal around those external areas to help prevent water ingress. The best approach would be to use a product like Sikaflex 11 FC, which is designed for waterproofing and can handle outdoor conditions. You’ll want to make sure all gaps, joints, and edges around the fence post and the cable guard are thoroughly filled so water can’t sneak through to the slab.

 

Before applying, make sure the surfaces are clean, dry, and free of dust or loose material, and follow the manufacturer’s instructions for coverage and curing. Once sealed, this should significantly reduce the risk of water reaching your garage floor from those points.

 

It’s a good idea to check the seal periodically and top up or repair any cracks or gaps that might appear over time, especially before the wet season.
