thanks for the advice.. ive sprayed vinegar around to deter animals none have been intruding since then 
and had been using seasol liquid fertiliser.. but will try what youve suggested... the ground looks dry on top but is moist under.. we also have decided to place a pvc pipe into ground to water down to roots ..
as for soapy water ... do you suggest ? dishwashing soap ?
