Buffalo Lawn has been dying. Only the Centre of it remains. Don’t know why this is happening. Was thinking of aerating, re-soiling and laying new turf to dead areas. But don’t enough about this. Worry problem will come back

It sounds like you’re on the right track. From the photos, the soil in the affected areas looks compacted and possibly lacking nutrients, so the first step is to remove the dead grass. Once that’s cleared, turn over the soil, aerate it, and add some fresh topsoil to help the new grass establish.
It’s also worth thinking about why this patch died in the first place. Has it been a slow decline, or is it in a high-traffic area that’s been stressed by foot traffic? Is the soil generally poor or prone to drying out? Addressing any underlying issues will help prevent the problem from recurring. Once the soil is prepared, relaying fresh turf over the area should restore it nicely.
