Hi all,
My brick veneer house has a concrete all around its skirting. I have noticed some major gaps in between bricks and the concrete where water likely to cause moisture.
Please advise caulking to fill those gaps with any suitable material?
Hi @amirwayn,
From the photo, it’s a bit hard to be certain, but it looks like you’re referring to the expansion joint between your concrete slab and the brick veneer. In many homes, this joint is either left with foam or filled with a flexible sealant. Its main purpose is to allow movement, not to act as a waterproof barrier. A small amount of water entering here generally isn’t an issue, because bricks and the cavity behind them are designed to handle some moisture without it causing damage.
If you do want to tidy it up or fill obvious gaps, a high-quality exterior-grade polyurethane sealant like Sikaflex 11 FC works well. It adheres to both brick and concrete, remains flexible, and will fill gaps effectively. Just be aware that if the joint currently has foam inside, sealing over it won’t make it fully waterproof, but it will stop debris, insects, and reduce minor water ingress.
Please let me know if you have any questions.
Mitchell
