How to convert bathroom to ensuite and separate bathroom?

Hello everyone,

I am looking for an opinion to renovate my shared bathroom to an ensuite + separate bathroom. 

The door at the bottom goes to a master bedroom and sliding door on the right goes to walkway that goes to 2 other bedrooms and master bedroom. 
Attached is the floorplan:

I am thinking to move the bathtub to accomodate a separate shower room.

@JoeAzza makes an excellent point that losing the tub will have an impact on resale. That said, you have a more immediate requirement to have the area more useful to your lifestyle.

 

Your best solution will be to split the rooms into two and not 3 as the additional dividing wall will impact the usability of all 3 spaces.

 

You could consider a 2/3rds split with entry in the middle. 

R1. The smaller room. 900 x 1200 shower and toilet with integrated vanity in the top of the cistern. Internal opening door with WC behind door

R2. 900 x 1200 shower with 1200 wide vanity. Cavity sliding door in middle.

 

2nd level rooms will allow for all plumbing changes to be both walls and floor internal.

I’m trying to image the suggestion and ask a friend to draw it up. 
is it something like this?

 

I’m thinking to have 900x1200 shower in ensuite. 
is it possible ?

Your plan indicates it's the bathroom having the larger shower not the ensuite. is that just a miss-label? Personally I would combine the single WC in to the middle bathroom. For the amount of time a bathroom is used vs a toilet and the extra space you will pick up is still the most effective use of space. However, the space works. 

 

So, my only physical concern is the bottom (labelled Ens) 900mm x 900mm shower is too small for any door. You will loose a min 450mm on one side for the vanity and 600mm from the toilet. You could swap the vanity and shower. It will only give you a short vanity benchtop, but will allow for a larger shower with entry.
